Property and investments in the same picture

Property can be a large part of what a client owns while remaining separate from brokerage statements. Finda includes real estate alongside securities and cash, with ownership and valuation dates kept visible. Check property debt separately; it is not automatically deducted from the property value.

Give every property a valuation basis

Record the property, ownership share, market estimate, tax value and date of each valuation. A purchase price, an owner estimate and a later appraisal describe different things; keep their basis instead of silently treating them as equivalent.

An index is a proxy, not an appraisal

Finda can use the Zonaprop CABA apartment price index as a proxy for changes in property values. That city-wide asking-price series is not a valuation of a particular property in another neighborhood or city.

  • Keep the last property-specific valuation.
  • Identify estimates that use an index.
  • Review large changes against a new appraisal or source document.

Separate wealth from available cash

A property adds to net worth but does not fund a payment like a bank balance. Review property liabilities separately and avoid treating the total portfolio value as a spendable cash balance.
